Distinguish observations from conclusions
A report should make it possible to understand what was seen, what methods were used and how those findings relate to the identified problem. If access or testing was limited, that context matters too.
Explain access and repair
The relevant opening and plumbing work should be described so that a homeowner, agent or insurer can follow the instruction. Supporting photographs can clarify the record where appropriate. A report should not imply that uninspected areas have been certified clear.
Raise special requests before the visit
Tell us if your insurer or property manager needs particular information. A general report may not answer a specialist question that was never part of the instruction. The document records findings; it does not decide insurance cover or legal responsibility.
